  1. OWNER-OCCUPIED COMMERCIAL MORTGAGES
    Commercial mortgages are usually the least expensive form of commercial finance. An alternative to mortgaging a property is to enter into a sale and leaseback, where your property is sold to a buyer, who immediately leases it back.
  2. COMMERCIAL INVESTMENT MORTGAGES
    These are loans to purchase commercial property (e.g. office space or a warehouse) to rent to business tenants. Here, lenders focus on the quality of the tenants in a property and the type of tenancy agreement in place as well, the projected rental income and the credit history of the actual borrower. Most commercial investment mortgages are for loans in the region of to 70% or 80% of the value of the property.
  3. BRIDGING LOANS
    Bridging Loans provide short-term financing solutions used usually, but not exclusively, for property purchases. Speed is critical here and JMP Finance works with a number of proven bridging finance providers. We can obtain a decision-in-principle within hours. Rates range from 1% per month with loans from £20,000 up to £10 million. We can also source international bridging loans.
  4. PROPERTY DEVELOPMENT FINANCE
    High street lenders usually provide property development financing of up to 70% of the value of the land and 70% of the cost of the project. Subject to status, JMP Finance has lenders that will lend up to 100% of the development costs. Additionally, we also have excellent contacts with equity finance and mezzanine finance providers, maximising flexibility and choice for property developers.
